Types of Contractor's and Subcontractors

There are many types of contractors in the construction industry according to the Rajanm ,(2023), and key differences separate them.


l   General contractor - General contractors are responsible for all the materials, equipment, labor, and services needed for the project, including permits, inspections, and enforcing the project’s quality, safety, and standards.

l   Prime contractor - In construction work, prime contractors have a contractual relationship with the project owner or developer.That means general contractors can also be called prime contractors, which makes those terms synonymous.

l   Subcontractor - Subcontractors are independent business owners who do not have a contract with the project owner, as general contractors do. Instead, their contract is with the general contractor.

Subcontractors work under the authority of the general contractor. That means the general contractor hires subcontractors to perform specific construction work on a contractual basis, including:

  • Earthwork
  • Foundations and footings
  • Heating, ventilation, and air conditioning (HVAC)
  • Plumbing
  • Electrical work
  • Interior carpentry and finishes

 

l   Licensed trade - Licensed trade contractors are individuals and business entities with specific skills, qualifications, and training that meet the strict criteria established by their state government. 

Some licensed trades working in the construction industry include the following:

  • HVAC technicians
  • Plumbers
  • Electricians
  • Carpenters
  • Elevator installation and maintenance contractors
  • Fire system installation and maintenance contractors

Licensed trades often fall under the subcontractor umbrella, but not always. In some states, general contractors also require licenses. Check with your local government agency or building authority.

 

Specialty contractor - Specialty contractors are highly specialized in one area of construction work and are typically not necessary on most projects. 

However, when you need a specialist, you really NEED a specialist, and that’s where specialty contractors come in.

Many specialty contractors work in the construction industry, but here are just a few general categories:

  • Dewatering 
  • Bracing and shoring 
  • Sandblasting 
  • Site remediation
  • Hazardous materials removal

Also In construction projects, contractors will hire subcontractors who specialize in different aspects of the project. Here are some of the most common types of subcontractors.

·       Site preparation subcontractor: This type of subcontractor helps general contractors and project owners prepare the job site for construction by leveling the ground, excavating the area for foundation and removing debris such as trees.

·       Concrete subcontractor: As its name suggests, this type of subcontractor handles all the concrete-related tasks such as pouring the foundation, footings and building driveways and precast concrete structures.

·       Electrical subcontractor: This construction subcontractor is one of the most important on the job site because they install electrical panels, generators, wiring and all the electrical framework of a building.

·       Plumbing subcontractor: Plumbing subcontractors install all the needed elements to bring water in and out of a building, which consists of connecting the building to the water city lines and installing sewer lines and water pipes.

·       HVAC contractor: Heating, ventilation and air conditioning (HVAC) subcontractors can execute all the work required for the installation of these systems.
